Maintenance Overview
Included in our Full-Service option, maintenance coordination removes one of the most time-consuming aspects of rental property management from your plate. Tenants can submit maintenance requests 24/7 via their online portal or by calling our office. Once we receive a request, we will always reach out to you first for approval before scheduling repairs—unless it's an emergency situation requiring immediate attention.
After receiving your approval, we’ll coordinate the repair and keep you updated throughout the process, including a final report upon completion. Prefer to use your own vendor? No problem! Simply provide us with their contact information so we can ensure seamless coordination with the tenant.
For any repair costs that exceed your maintenance reserve, we typically cover the expense on your behalf until the next rental payment is received. However, depending on the situation, we may request that you cover the balance sooner to ensure timely payment to vendors.
Below are a few of the tenant’s responsibilities, unless otherwise determined, that we get asked about the most:
HVAC Filters: Tenants are required to purchase and replace HVAC filters monthly to ensure proper system maintenance.
Landscaping and Exterior Maintenance: Tenants are responsible for lawn care and keeping the exterior neat and tidy.
Battery/Bulb/Fuse Replacement: Tenants must replace batteries in smoke and carbon monoxide detectors as well as light bulbs and fuses as needed.
Pest Control: Tenants handle routine pest control unless otherwise agreed.
Appliance Maintenance: Tenants are responsible for maintaining appliances in good condition, provided they were in working order at the start of the lease.
Strictly no smoking is allowed inside the property.
Should the tenant fail to adequately manage these responsibilities, our team will step in to address the issue and ensure the property remains in top condition.
