We pride ourselves on filling vacancies quickly. In the spring and summer, your property can typically be rented within 1 to 2 weeks. During the fall and winter, the process may take a bit longer, usually around 3 to 4 weeks, as the market slows down.

These inspections are performed when onboarding a new property, before marketing, prior to tenant move-in (including during maintenance visits as needed), after tenant move-out, and midway through the lease term. Yes, we are experienced in managing Section 8 properties in North Carolina, and we’re happy to assist you with renting to qualified tenants through the Housing Choice Voucher Program. Here's what you need to know about the process:
Property Requirements: In order to rent to Section 8 tenants, your property must pass a Housing Quality Standards (HQS) inspection, which is conducted by the local Public Housing Authority (PHA). These inspections ensure the property meets health, safety, and habitability standards. We'll help ensure that your property is in compliance with these standards before the inspection to avoid delays.
Voucher Process: Tenants participating in Section 8 must have an active voucher from their local PHA, which determines the portion of rent they will pay. The PHA typically covers a part of the rent, and the tenant is responsible for covering the rest, based on their income level. We’ll help you navigate this process and ensure everything is in place for a smooth lease agreement.
Lease Agreement: Along with the standard lease agreement, you’ll also need to sign a rental assistance payment contract with the PHA. We’ll assist with preparing all necessary paperwork, ensuring the lease complies with both PHA requirements and your preferences.
Payment Process: Rent payments from Section 8 tenants are split between the PHA and the tenant. The PHA pays their portion directly to you, typically on the first of the month, while the tenant covers their portion. Rest assured that payments from the PHA are reliable and consistent, which can provide peace of mind when renting your property.
Annual Inspections: The PHA conducts annual inspections to ensure the property continues to meet their standards. If any issues are identified, we'll manage the repair process for you to ensure your property remains compliant and stays in good condition.
