1. Tenant Placement Only

For property owners who prefer to manage their properties independently but need help finding the right tenants, our Tenant Placement service includes:

  • Professional marketing and advertising of your property.

  • Thorough screening of applicants, including background checks.

  • Preparing the lease agreement to ensure compliance with North Carolina laws.

  • Collecting the first month's rent and security deposit.

  • Move-In Inspection with photos.

Ideal for: Owners comfortable with day-to-day property management but want expert support in securing reliable tenants.

Pricing: We charge 1 month’s rent for this service.

2. Full-Service Management

Our comprehensive Full-Service Management option handles every aspect of property management, so you can enjoy the benefits of ownership without the hassle. Services include:

  • Professional photography and property marketing.

  • Prequalifying and screening tenant leads.

  • Routine inspections with detailed reports.

  • Rent collection and financial reporting.

  • Coordination of maintenance and repairs.

  • Ensuring smooth move-ins, including utility transfers and renter’s insurance verification.

Ideal for: Owners seeking a hands-off approach to property management with peace of mind knowing their investment is professionally managed.

Pricing:

  • $399 marketing fee each time property is vacant

  • 7% monthly management fee ($100 minimum) of rent collected (only paid if rent is collected).
