Onboarding with Priority Property Group: A Step-by-Step Guide
Step 1: Sign the Management Agreement
Once you have determined which Service Option you would like to go with, reach out and we will send you the appropriate agreement to e-sign.
Step 2: Owner Portal
Once your agreement is signed, we will set you up in our software and send a welcome email with your login credentials.
If your property does not currently have a tenant, you will see two contribution requests:
$399 marketing fee (full-service management plan)
$300 property reserve*
*The property reserve is not a fee. It is your money, held in your rental account, and used only if maintenance or repairs are needed for your property.
If your property already has a tenant in place, upfront contributions are typically unnecessary. The marketing fee will not apply, and the property reserve can be collected from the next month’s rental payment.
Step 3: Schedule a Call with Our Owner, Will
Our owner, Will Waldrop, will reach out to schedule a brief call to discuss the next steps. During this call, we will:
Coordinate a time to collect keys and access devices from you.
Schedule a visit to the property for an onboarding inspection to identify any necessary steps to make the property rent-ready.
Answer any additional questions you may have.
Step 4: Insurance
Obtain Landlord insurance for the subject property and name Priority Property Group as “Additional Insured” (NOT Additional Interest)

If we do not receive confirmation of this addition within 30 days of signing a management agreement, your property will automatically be enrolled in our Master Policy. This policy extends $1 million in general liability coverage to your property at a cost of $20 per month.

When a Property Manager is hired, they take on a range of responsibilities on behalf of the property owner. At Priority Property Group, we don’t have a financial stake in the property, as we are not co-owners. However, we do assume certain risks and liabilities similar to those of a homeowner.
Although Priority Property Group carries both Errors & Omissions (E&O) Insurance and General Liability Insurance, these policies only cover claims related to the services we provide as property managers. They do not cover issues related to the property itself.
Essentially, while a Property Manager takes on homeowner-like liabilities, our insurance policies don’t offer the same protection as a landlord’s insurance policy. This exposes the management company to potential claims and lawsuits arising from property-related incidents. For example, our insurance would not cover incidents like injuries on the property, burglary, fire, or water damage.
A standard landlord insurance policy typically protects the homeowner against these types of claims, but it doesn’t extend coverage to the Property Manager under our E&O or General Liability Insurance. To address this gap, we require that landlords add the Property Manager to their insurance policy as an additional insured, which then extends this crucial coverage to us.
Step 5: Utilities
Please ensure that all utilities for the property are active. This is necessary for us to properly inspect the property and effectively market and show it. Tenants will be required to transfer utilities into their name and provide us with documentation before move-in is allowed. If this has not already been done, please let us know all the applicable utilities your property uses.
Step 6: Mail Forwarding
Please ensure you stop your mail from being sent to the property, especially if you're an owner transitioning a primary residence into a rental. This step helps avoid misdirected mail and ensures a smooth handoff for your tenants.
